Existing Building Safety Guide

Maintaining the integrity of the structural, fire/life safety, envelope, plumbing, mechanical, electric, and fuel gas equipment of a building throughout its life is of paramount importance. The International Property Maintenance Code (IPMC) requires both the interior and exterior of the building to be maintained in good repair and structurally sound and not pose a threat to public health, safety and welfare. Unsafe structures and equipment are addressed in Section 111 of the IPMC.
The Code Council is developing a guide to provide the framework to assess whether an unsafe condition exists. The guide will cover regular inspection of structural elements, egress components, active and passive fire protection systems, the building envelope (including the roof), electrical, plumbing, mechanical and fuel gas equipment and systems.
The fundamental purpose of an Existing Building Safety Inspection program is to confirm that the existing building is safe for continued use under the present occupancy. The document in development is intended to be a guide and under no circumstances will these minimum recommendations intended supplant proper professional judgment.
About the Guideline Development Process
The Code Council adheres to openness and transparency in our development process. Committee members represent a diverse set of interest categories. All ICC Guideline committee meetings are open to the public. Any interested party can participate in committee meetings and can be considered by the committee for membership on any work-group that the committee creates. Interested parties will be notified by email of activities related to the Existing Building Safety Guideline, including committee meetings, sub-group meetings and the availability of guideline development documentation.
